The Housing Financial Discrimination Act of 1977 Fair Lending Notice. It is illegal to discriminate in the provisions

If your inquiry is forwarded to a lender that makes you an offer, within three business days from the date you submit
an application to the lender you should receive from the lender a good faith estimate required under RESPA and an
initial disclosure statement required under the Truth in Lending Act.
If the lender denies your request for credit and that action is based, in whole or in part, on any information contained
in a consumer credit report, you have the right to obtain, within sixty days, a free copy of your consumer credit report
from the credit reporting agency which compiles and maintains files on consumers on a nationwide basis.
You also have the right to dispute the accuracy or completeness of any information in a consumer credit report
furnished by the consumer credit reporting agency by contacting that agency directly. An applicant, if married, may
apply for a separate account.

a mortgage broker. RateMarketplace receives this fee whether or not you close your loan. This is the total

If you transact with one of our participating lenders, the lender shall issue a written agreement, in accordance with
§2113, 5 Del.C., Chapter 21, prior to receiving a fee and prior to the time the lender undertakes to perform mortgage
loan brokerage services. The agreement: (1) Must describe the services to be provided by the mortgage loan broker
and the time period within which such services are to be provided; (2) Must specify the amount and terms of the fees
that the mortgage loan broker is to receive; and (3) Shall otherwise contain such information and disclosures, in such
format, as the Commissioner by regulation may provide.

If you transact with one of our participating lenders, the lender shall issue a Financing Agreement in accordance with
D.C. Code Ann. § 26-1113. This agreement shall include: 1) the terms and principal amount of the loan, 2) explanation
of the type of mortgage loan being offered, 3) the rate of interest that will apply to the loan and, if the rate is subject
to change, or is a variable rate, or is subject to final determination at a future date based on some objective standard,
a specific statement of those facts, 4) the points and all fees, if any, to be paid by the borrower or the seller, or both;
and 5) the term during which the financing agreement remains in effect. The financing agreement executed by the
lender shall be delivered to the borrower at least 72 hours before the time of settlement agreed to by the parties.

Although RateMarketplace will forward your loan request to its participating lenders, RateMarketplace does not
guarantee acceptance into any particular loan program.
Should you choose to apply for a mortgage loan with a participating lender, that lender will provide you with a Good
Faith Estimate itemizing fees, including loan origination and/or other settlement service fees. The documentation you
receive will also include information on whether any fees paid are refundable.

of an appraisal, credit report or other items. The lender determines the fee amount. Your loan documents will disclose
whether these fees are refundable or nonrefundable.
Variable Interest Rate Disclosure
Pennsylvania's Loan Interest and Protection Law applies to loans of $50,000 or less. This law requires a lender
offering a mortgage with a variable interest rate to also offer a mortgage with an interest rate that will not change. This
fixed interest rate mortgage must be offered to you at reasonably competitive terms and rate. On variable interest
loans, the lender will explain to you how the interest rate can change in the future, the effect of changes in the index
on the rate and term, and an explanation of the index.

RateMarketplace services are consultative only. We transmit your request to participating lenders. You may then be
contacted directly by the participating lenders with their loan product offers. You must rely on your own judgment
in deciding which available loan product best suits your needs and financial means. You are not relying on
RateMarketplace to select a product for you.
- RateMarketplace does not charge you a fee to use our services. If you decide to work with participating lenders,
lenders may charge you an application fee and fees for other services, which may or may not be refunded.
- RateMarketplace receives fees from the participating lenders for matching your loan request with prospective
lenders. RateMarketplace is paid a modest fee, which will not exceed $60.00, by participating lenders for each
consumer profile transmitted. We do not receive any additional fee or other compensation from the lender if an
application is taken or a loan closes.
- By using our matching service, you agree to the above terms and conditions, our terms of service and you
authorize the release of all information by the lender relating to the disposition and status of the mortgage
service inquiry form.

If your loan request is forwarded to one or more participating lenders you may receive a good faith estimate of
settlement costs under RESPA and an initial disclosure statement required under the TILA.
Any interest rate quoted in connection with the loan you select is subject to change without notice unless and until
an interest rate lock-in agreement has been made between you and the lender.
RateMarketplace does not offer lock-in agreements and does not guarantee any rate of interest quoted by any
participating lender. If you enter a lock in agreement with any participating lender and are required to pay a lock-in
fee, the terms and conditions under which the lock-in fee may be refunded, if any, will be set by the lender. The lender
is obligated to send you written confirmation of the terms of any lock-in agreement within three (3) business days
(including Saturdays) via first class mail.
RateMarketplace will not collect any fees from you in connection with your completion of a loan request. All fees
will be collected from and payable to the lender. If the lender is licensed under the Mortgage Broker Practices Act,
the fees paid by you for your third-party provider services (such as an appraisal or credit report), may be held in a trust
account and any moneys remaining after the payment to third-party providers will be refunded to you.
If you are unable to obtain a loan for any reason, the lender, if licensed under the Mortgage Broker Practices Act, will,
within five (5) days of a written request by you, give copies to you of any appraisal, title report, or credit report paid
for by you, and transmit the original appraisal, title report, or credit report to any other mortgage broker or lender to
whom you direct. Transmission of these reports includes the right to use these reports. You are also entitled to receive
a copy of any appraisal paid for by you, pursuant to the federal Equal Credit Opportunity Act. Washington state law
is against discrimination and prohibits discrimination in credit transactions because of race, creed, color, national
origin, sex or marital status. The Washington State Human Rights Commission administers compliance with this law.
